Smart Home Device Disconnect Checklist
Protect your privacy and set up the new owners for success before you hand over the keys.
Smart homes are great until you sell one and forget to disconnect everything. Leaving your devices linked to your accounts is a real privacy risk, and it creates a headache for the buyers trying to set up their new home. Work through these four steps before closing day.
Step 1: Make a List
Walk your home inside and out and inventory every smart device you have. Don't forget the ones you rarely think about. Here's what to look for:
- Front Door: Smart locks. Note the last known code and how to reprogram.
- Thermostats: Nest, Ecobee, etc.
- Security Systems: Doorbell cameras, security cameras, motion sensors, alarm pad codes
- Lighting: Smart light switches, smart bulbs, automated blinds and shades
- Appliances: Smart refrigerators, ovens, washers, and dryers
- Hubs & Voice Assistants: Amazon Alexa (Echo), Google Home, Apple HomePod
- Garage Door Openers: Smart garage door controllers
- Irrigation/Sprinkler Systems: Smart water controllers (e.g., Rachio)
- Entertainment: Smart TVs, speakers, and home theater systems
- Other: Smart plugs, air purifiers, or any other Wi-Fi or Bluetooth-connected device
Step 2: Disconnect & Reset: Protect Your Privacy
The goal is to hand over a clean, factory-reset device the new owners can set up from scratch. For every device on your list:
- De-register from your account: Open the app for each device and find the option to "de-register," "unpair," or "remove device."
- Factory reset: Perform a factory reset on the device itself, not just in the app.
- Change passwords and Wi-Fi: Reset passwords on any device you are leaving behind.
- Cancel subscriptions: Security monitoring, cloud storage for cameras: cancel or transfer these before closing.
- Clear all data: On smart refrigerators, clear any personal info stored on the screen and cancel any food delivery accounts linked to it.
Important: De-registering in the app and factory resetting the device are two separate steps. Do both. Skipping one leaves your account data accessible to the next owner.
Step 3: Leave Instructions for the New Owners
A little documentation goes a long way. You don't need to write a manual, just leave enough that the buyers can get everything running without calling a tech support line on move-in day.
- Create a simple document: A Word doc or email works fine. List each device, its location, and the app they'll need to download.
- Provide setup instructions: Tell them which app(s) to download to manage the home.
- Leave the manuals: If you still have original boxes and user manuals, leave them on the kitchen counter.
Never give out your account login information. Create a clean handoff, not a shared account. The new owners need to set up their own credentials from scratch.
Step 4: The Final Check
Before you leave the home for the last time, do a final sweep to confirm your personal data is completely gone.
- Check the Wi-Fi: Is your personal network name still being broadcast from a router you're leaving behind?
- Check the hubs: Are your voice assistants or smart hubs still responding to your voice commands?
- Confirm one last time: Open your apps and verify all devices have been fully removed from your account.
Pro tip: Do this check the day before closing, not the morning of. Give yourself time to troubleshoot if something didn't reset properly.
The Bottom Line
Smart home devices add real value to a listing, but they require a clean handoff. Work through these four steps before closing and you'll protect your privacy, avoid disputes, and leave the new owners with a home they can actually manage from day one.

Now that you've handled the tech, let's make sure you're clear on everything else, including which fixtures, appliances, and attached items convey with the sale and which ones go with you.
