What Is a Comparative Market Analysis?

"What is my home worth?" is the first question almost every seller asks me. The honest answer starts with a comparative market analysis, often called a CMA. It is the tool agents use to find a realistic price range for your home. If you are thinking about selling in Grapevine, knowing how a CMA works will help you spot a solid price plan, and a shaky one.

Key Takeaways

  • A CMA compares your home to similar nearby homes: homes for sale now, homes under contract, and homes that sold recently.
  • It gives a price range, not one magic number: your final list price is a strategy choice inside that range.
  • Adjustments matter: size, age, updates, lot, and location all move the numbers up or down.
  • A CMA is not an appraisal: the lender's appraiser does that later, after you are under contract.
  • Online estimates are a starting point at best: they cannot see your kitchen, your roof, or your backyard.

What Is a Comparative Market Analysis?

The plain answer

A comparative market analysis, or CMA, compares your home to similar homes nearby that are for sale, under contract, or recently sold. It shows a realistic price range based on what buyers are paying right now in your part of Grapevine.

Think of it like shopping for a used car. You would not price your car by looking at one listing. You would look at the same make and model, with similar miles, in your area. A CMA does the same thing for your home, with a lot more detail.

A CMA is the backbone of a smart pricing plan. It is also very different from the number you see on a home value website. I will explain why below.

What Goes Into a Comparative Market Analysis?

The ingredients

A good CMA pulls from four groups of homes. Each one tells a different part of the story.

  • Sold homes: what buyers actually paid. These carry the most weight, especially sales from the last few months.
  • Pending homes: homes under contract now. They show where the market is heading, even before the final price is known.
  • Active homes: your competition. Buyers will tour these homes the same weekend they tour yours.
  • Expired or withdrawn homes: homes that did not sell. They often show where a price was too high.

Then come the adjustments. No two homes are exactly alike, so an agent adds or subtracts value for differences. The common ones are square footage, bedroom and bath count, age, updates, lot size, garage space, pool, and location on the street.

In my years pricing homes in Grapevine, the adjustments are where a CMA becomes useful or useless. A computer can find homes of similar size. It takes someone who has walked those homes to know that one had a brand new kitchen and another still had the 1990s tile.

"Buyers do not pay for what you spent. They pay for what they see compared to the house down the street."

How Is a CMA Different From an Appraisal or an Online Estimate?

Three tools, three jobs

A CMA, an appraisal, and an online estimate all try to answer "what is this home worth?" But they are built by different people for different reasons.

ToolWho makes itWhen you get itWhat it is good for
Comparative market analysisYour listing agentBefore you listSetting a list price and a pricing strategy
AppraisalA licensed appraiser chosen through
the buyer's lender
After you are under contractConfirming value for the buyer's loan
Online estimateA website's computer modelAny timeA rough first look, nothing more

Online estimates use public records and math. They do not know about your new roof or your remodeled primary bath. They also may not know about the backyard that backs up to a greenbelt or a busy road. That is why they can be off by a lot, in either direction.

If you want a quick starting point, you can request a home value estimate here. Then I can walk your home and turn that estimate into a real CMA.

How Do You Read a Comparative Market Analysis in Grapevine?

Reading the report

When you sit down with a CMA, look past the final number. The details tell you whether the price will hold up with buyers. Here is what to watch for.

What you noticeWhat it means
Most sold homes are from the last three to six monthsThe data reflects today's buyers, not last year's.
The homes are close by and similar in age and sizeThe comparison is fair, and an appraiser will likely see it the same way.
Active homes have sat a long time at higher pricesBuyers are saying no at that level. Price below them to stand out.
Pending homes are moving fastDemand is strong in that range. Your timing may be good.
The report includes homes from across townAsk why. Location differences can skew the price.
Adjustments are explained in plain wordsYour agent understands the homes, not just the numbers.

It also helps to see the competition with your own eyes. You can see which Grapevine homes are for sale right now and compare them to your own home's features.

Why Does a Grapevine CMA Need Local Eyes?

Local details move prices

A Grapevine CMA needs local eyes because small details here can make a big price difference. Two homes with the same square footage can sell for very different amounts.

Grapevine has older, established neighborhoods with larger lots near the historic downtown and the lake. It also has newer homes closer to SH 121. Some streets back up to green space. Others back up to busier roads or commercial areas. Some homes have been fully updated, and others have original finishes. Each of these things changes how buyers react.

This is exactly the kind of detail I walk Grapevine sellers through. I have seen buyers pay more for a home with a deep backyard and mature trees. I have also seen a great home sit because it was priced against homes that were not truly comparable. Picking the right comparison homes is half the job.

How Does a CMA Turn Into a Pricing Plan?

From report to list price

The CMA gives you a range. Your pricing plan decides where in that range you land, and what you will do if the market responds a certain way. Here is how that process usually works.

Frequently Asked Questions

Quick answers

How long does it take to get a CMA?

Most CMAs take a few hours for your Realtor to thoroughly review the comparable sales that most closely match your home. Your agent pulls the data, walks your home, and then makes adjustments. Ask your agent to walk you through it in person so you understand each comparison home.

How accurate is a CMA?

A CMA is as accurate as the homes chosen and the adjustments made. Recent, nearby, similar homes give the best result. It is a well-informed range, not a guarantee of sale price.

How often should a CMA be updated?

Update it right before you list, even if you had one done earlier. Markets can shift in a few months. If your home has been on the market for a few weeks, a fresh look at new sales and new competition is smart.

Can I do my own CMA online?

You can look at nearby sales online, and that is a good way to learn. But you will not see condition, updates, or full sale details. A local agent can fill in those gaps and make fair adjustments.
