A Home Warranty is a service contract to help offset repair and replacement costs of a home’s mechanical systems and appliances that malfunction due to
normal wear and tear during the coverage period. Items must be in proper working order when coverage begins. Warranty does not cover for known
pre-existing issues. It is the homeowner’s responsibility to complete, or have completed by a licensed technician, routine maintenance, service and cleanings
of all systems and appliances. It is not a form of homeowner’s insurance. While there is no official rule about waiting periods, some providers exclude certain items for
an initial time period. Homeowners pay a trade fee per service call for each claim. Trade fees vary between warranty companies; most providers hire third-party
contractors to perform jobs for set rates. It is extremely important to read the Limits of Liability as they explain what is included and excluded from
coverage. No plan is all-inclusive and while most providers cover similar items, each offers a unique service or product. Another benefit of having a Home

service fees for licensed trades.
